What Affects the Cost of Demolition on the Gold Coast
Two houses on the same street can have very different demolition prices. Here is what actually moves the number, and what to ask before you accept a quote.
Ask how much it costs to knock down a house and any honest contractor will reply with questions. A fixed price per square metre is hard to trust, because the size of the house is only one of many things that influence the final number. Here is what a contractor is actually weighing up when they walk your site.
1. Asbestos
This is the biggest swing factor on older Gold Coast homes. Fibro was used in many Queensland buildings before 1990. A home with fibro walls, eaves and wet areas needs a licensed removal stage before demolition. It involves separate labour, disposal and paperwork, so it is often priced as its own line item.
2. Access
A wide driveway on a flat suburban lot is cheap to work on. A narrow beachside lot with a shared driveway is not. When trucks cannot get close, loads get smaller and the job takes longer. High-rise strip outs have the same problem in a different form, as rubbish has to go down in a goods lift.
3. Construction type
Timber is lighter and quicker to take down and may have salvage value. Double brick and heavily reinforced concrete take more machine time and produce more material to cart away. Two-storey homes need more planning than single-storey ones.
4. Slabs, footings and pools
Is the slab coming out? Are there old footings under it? Is the pool staying? Each of these can add a substantial amount of work, and they are the first things to check when you compare quotes.
5. Tip fees
Disposal is a real cost that changes with the material and the weight. Sorted, clean concrete and steel can be cheaper to deal with, or even worth something. Mixed waste generally costs more. Ask how disposal is treated in your price.
6. Approvals and disconnections
Building approval, disconnecting power, gas, water and sewer, and any road or footpath arrangements all carry fees. Some quotes include them and some do not.
7. The ground and what is under it
Sandy coastal soil, high water tables, old fill and buried rubbish can all change the job once the house is off the block. Ask the contractor how they deal with surprises and how those would be charged.
8. Timing
Urgent starts, restricted working hours and staged jobs usually cost more than a job that can be slotted into the contractor's calendar.
How to get a price you can rely on
Send the address, the age of the home, the construction type and what you plan to do afterwards. If you already have an asbestos report, include it. Then compare written scopes, not just totals. Our page on choosing demolition contractors has a checklist to help.
When you are ready, send us your job and a local contractor will be in touch to look at the site.
