Demolition in Surfers Paradise, Broadbeach and Main Beach

The strip from Main Beach through Surfers Paradise to Broadbeach changes constantly. Ageing walk-up unit blocks and old beach houses keep giving way to new towers, while the buildings that stay are refurbished floor by floor. Demolition here is mostly about access, neighbours and building rules, and a contractor who knows the area will plan for all three.

Working between the towers

Blocks in this part of the coast are small, valuable and surrounded. A typical job might share a boundary with a tower on one side and a busy holiday let on the other. Before pricing, a contractor will look at:

  • Where trucks can stand, given the traffic and parking on streets near the Esplanade and Gold Coast Highway
  • How the job will affect footpaths, the light rail corridor and neighbouring driveways
  • Dust and noise controls for residents and guests a few metres away
  • Protection for shared boundaries, especially on older walls

Strip outs in occupied buildings

Much of the work here never touches the outside of a building. Apartment renovations, restaurant refits and retail changeovers are common across Surfers Paradise, Broadbeach and the Oracle precinct. Expect to deal with a building manager, a goods lift booking and limited hours for noise. See our strip out page for what to prepare.

Old walk-ups and beach houses

Three and four storey walk-ups from the 1960s, 70s and 80s are getting to the end of their working lives. Buildings of this age can hold asbestos in places you would not guess, including eaves, bathrooms and service risers. A full check of the building comes first, and removal is a separate stage. Our asbestos page covers how that works.

Sand and groundwater

These blocks are close to the beach and the Nerang River, which means sandy ground and water that may not be far down. If the job involves removing deep footings or a basement, ask how the excavation will be kept stable and what happens if water comes in.

Questions

Is demolition allowed on weekends in Surfers Paradise?

Hours depend on local rules, your approval conditions and any building rules, and noisy work is usually restricted. Your contractor will confirm what applies to your site.
