The classic fibro beach house

A little fibro shack can look like a one-day job, and it rarely is. When the cladding, eaves and bathroom linings are all likely to contain asbestos, the house has to be stripped of those materials by a licensed removalist before machines arrive. That first stage is often a meaningful share of the total cost, so it pays to get the house checked before you budget.

Narrow lots and close neighbours

Many blocks in Palm Beach and Miami are narrow, with houses set close to both boundaries. Things to raise with your contractor:

• How a machine gets in without damaging fences or the neighbour's driveway
• Dilapidation photos of nearby structures before work starts
• Dust control, with water supply planned in advance
• Whether part of the job has to be done by hand

Blocks near the creeks and the beach

Currumbin Creek, Tallebudgera Creek and the Palm Beach canals all bring lower ground and sandy soil. Fill and old slabs may turn up under the house. If the block has flood or coastal overlays, those normally affect your new build more than the demolition, but your certifier will tell you what to expect.
