Some of these streets were built out well before the coast's high-rise boom. Timber homes, fibro cottages and early brick houses now sit on land zoned or priced for something bigger, so demolition is often the first step in a duplex or unit project. Age matters here. Check for asbestos before anything else, and ask your certifier early whether any character or heritage overlay applies to your property, as older areas are the ones most likely to be affected.

Commercial work near the CBD

Around Nerang Street, Scarborough Street and the health and knowledge precinct, sites tend to be closer to traffic, pedestrians and light rail. Work may need a traffic plan or footpath arrangement. Over in Molendinar and Ashmore, light industrial sheds are a more straightforward job, though the roof sheeting on older buildings should still be tested.

Labrador and the Broadway foreshore

Blocks near the Broadwater often carry older unit buildings. These can have tight driveways, shared walls, and body corporate decisions to work through before a site can be cleared. If you are coordinating with other owners, get the demolition scope agreed in writing at the start.
