House Demolition on the Gold Coast
Taking a house down is the easy part to picture and the hard part to organise. Before a machine arrives, someone has to line up the building approval, confirm whether there is asbestos, get power, water and gas disconnected, and work out how trucks will reach the site. Send us the address and what you are planning, and we will pass it to a local demolition contractor who can walk the block and price it properly.
- Quotes from a contractor who has seen the site
- Approvals and disconnections mapped out before work starts
- Materials sorted rather than sent to landfill in one load
What a house demolition job includes
Most residential jobs on the Gold Coast follow the same broad order, whatever the house is made of:
- Site visit and written quote. The contractor checks access, neighbouring structures, trees, fences and what is under the house.
- Asbestos check. Homes built before 1990 are checked first, because anything containing asbestos has to come out before the main demolition starts.
- Approval. Demolition generally needs a building approval through a private certifier. Your contractor or builder will usually coordinate this.
- Disconnections. Electricity, gas, water and sewer are capped by the right people before work starts.
- Soft strip. Reusable fittings, timber and metals are pulled out where it makes sense.
- Machine demolition. Structures come down with water running to keep dust under control.
- Clean up. Concrete, brick, steel and green waste are separated, loaded and carted away.
Low set brick, timber on stumps or fibro
The construction type changes the method and the price. A low set brick home on a concrete slab means breaking and removing the slab. A high set timber home may have salvage value and a lighter footprint, but it often has older linings to check. A fibro beach house can be small and still be the most involved job on the street, because the walls themselves may be the asbestos.
Tell us what the block is for
A block being sold, a block being handed to a builder and a block being landscaped all need different finishes. Let the contractor know up front whether trees stay, whether the driveway stays and how level the site needs to be. That one conversation prevents most of the extra charges owners run into later.
House Demolition: common questions
How long does a house demolition take on the Gold Coast?
The physical work on a standard home is often a matter of days. The lead time before it, including approval, asbestos work and disconnections, is usually what takes longer, so start those conversations early.
Do I need to move out before the quote?
No. A contractor can inspect and quote while you are still living there. They only need the house empty and disconnected before work begins.
