Commercial Demolition on the Gold Coast

Commercial sites bring more paperwork and more people to work around. There may be a busy road out front, adjoining tenants who need to keep trading and a developer waiting on a clear site. Tell us what is coming down and when you need it gone, and we will connect you with a contractor who handles commercial work on the Gold Coast.

  • Work planned around tenants and trading hours
  • Safety documents and method explained up front
  • Material recovery considered in the price

The kinds of jobs we hear about

  • Light industrial sheds and warehouses in estates around Molendinar, Arundel, Burleigh and Yatala
  • Older shop rows and shopping strips being redeveloped
  • Motels, medical suites and small office buildings making way for new projects
  • Service stations, workshops and other sites with extra environmental considerations
  • Part demolition, where one building on a title goes and another stays

What the contractor will want to know

Commercial pricing depends on a few details, so have these ready if you can:

  • Building plans or an accurate site plan
  • Any hazardous materials register or asbestos report
  • The program, including any date that cannot move
  • Whether the site stays occupied or neighbours share walls
  • How heavy vehicles will enter and leave the site

Managing dust, noise and traffic

Gold Coast sites are rarely isolated. A contractor should be able to explain how dust will be suppressed, what hours they will work, how trucks will be controlled at the gate and how shared boundaries will be protected. For larger jobs, expect a written work method and safety documents to form part of the job. If a price arrives with no mention of any of this, ask why.

Recycling and salvage

Steel, clean concrete and brick all have somewhere better to go than landfill. On larger buildings, the scrap and crushed material can make a real difference to the final figure, so ask how it has been treated in the quote.

Commercial Demolition: common questions

Can part of a commercial building be demolished while the rest stays open?

Often, yes. It takes staging, separation and careful planning, so raise it at the first conversation and allow time for it in your program.
